Home values have increased in Metro Phoenix over the last year on average $6k and are now flattening out. No one expects them to change much for the rest of 2014. So if you're looking to buy or sell don't be in a hurry. Just relax and call me when you're ready to buy or sell, I'm not going anywhere.

Metro Phoenix home values still going up, but slower.

Metro Phoenix home values went up 18% on average over the last year.  They are expected to up another 4% this year and just under 3% in 2015.  This is not unlike what happened in the 90's after the recession of the late 80's.  Home values went up very slow then too. 

Nationwide home prices went down from Nov 2013 to Dec 2013.

U.S. home prices slipped from November to December, and the year-over-year increase slowed, likely a result of weaker sales at the end of last year.

Real estate data provider CoreLogic says prices dipped 0.1 percent in December. It was the third straight month-to-month drop. Home prices had risen for eight straight months through September.
For all of 2013, prices rose a healthy 11 percent. That was roughly equal to the 11.4 percent price increase for the 12 months that ended in November.

NPR reports "Sales Of New Homes Rise Again, Hit Five-Year High"

NPR reported today that home sales are up nationwide 8.3% in June over last year.  This is great for the economy overall.  In the Phoenix market, builders are buying land all over the valley so we can expect many new communities to start popping up.

On the resale market, home values continue to rise in the Phoenix market.  Seller's are putting their homes for sale and getting asking price and sometimes more.  If you price it right for the condition and neighborhood you could sell your home in just days.

Pending Home Sales up Nationwide in March.

The number of Americans who signed contracts to buy homes rose in March to the highest level in three years.

The National Association of Realtors says that its seasonally adjusted index for pending home sales rose 1.5 percent to 105.7. That’s the highest since April 2010, when a homebuyer’s tax credit boosted sales. It’s also above February’s reading of 104.1.

Signed contracts are 7 percent higher than they were a year earlier. There is generally a one- to two-month lag between a signed contract and a completed sale.

Phoenix area home prices increased by 22.7%

Home prices in the Phoenix area increased by 22.7 percent in January making it the largest increase in the nation. CoreLogic’s report released today says the change represents the 11^th consecutive month of national price increases. Young Amreicans still want to buy homes after the Housing buble and burst

I've heard through the grapevine that many people around the country, including the young adults, have been deterred from buying a home after the bubble and the burst. 

Speaking for my business, I still have many young adults and first time home buyers purchasing homes.  Not to mention empty nesters and retires buying homes in the urban area. 

According to Kristena Hansen of the Phoenix Business Journal, that's not really the case.  Kristena said 75% of Americans between 18 and 35 still believe owning a home is the right thing for them to do and many feel they are better prepared because of leasons learned from the recent boom and bust.

Tempe Townlake has been a big success for Tempe and the Valley.  Although it's a bit smaller than the lakes that surround the Valley, it's a nice body of water to have in town.  A few office buildings and condo high rises have been built along the lake, once the economy picks up more, I'm sure we'll see more construction.  In the meantime, Brideview at Tempe Townlake is not only one of the most luxury condo communities along the lake, it's one of the best in the Valley.  The units have great views of the lake as well as many amenities for fine living.
