More Homes for sale in the Phoenix market

There are 40% more homes for sale in the Metro Phoenix market making it a better market for Buyer's than last year.  With interest rates still very low, Buyer's are coming back and still getting good deals.  Home values have increased in the last 18 months but prices have leveled out and don't appear to be going up very fast.

Summit at Cooper Square can be financed with 3% down

The Summit at Copper Square is a 22 story building located in Downtown Phoenix next door to the Baseball Stadium.  Built in 2007 before the market crashed, they didn't sell all the units and the project filed bankruptcy.  I know that sounds bad but it's not.  The good part is an investment company bought the remaining units for penny's on the dollar and have been renting them out since. 

They started selling their units for cash or 20% down and a conventional loan.  Now that so many have sold, they can finance them with 3% down.  There are currently 1 and 2 bedrooms condos for sale starting in the high $100's. 

As for Downtown Phoenix condos, this is at the top of the list of best places to live.  They have a pool on the 5th floor, workout room and board room.  They also have a rooftop community room that can be used for private parties.

Foreclosures are dropping nationwide

Foreclosure filings -- including notices of default, scheduled auctions and bank repossessions -- during the first quarter fell 23% from a year earlier, the lowest level since the second quarter of 2007.   Last month, banks repossessed just under 44,000 homes. In September 2010, repossessions topped 100,000 a month.

Phoenix Towers, Midcentury modern condos


Walk into 1954 at the Phoenix Towers on Central Ave.  The first condo high rise in Midtown Phoenix and built as a Co-op community.  Developed by Phoenix developer Dell Webb, it attracted some of the elite of the City. Soon, Phoenix Towers HOA will be applying for historic designation and just completed $5 million renovation on common areas.
 
Many of the condos have original kitchens and bathrooms. Below are examples of two kitchens, one is remodeled to current styles and the other used the original cabinets but updated the counters and the appliances. That's a great way to keep the original character yet update it to more current styles.
The community also has a roof top patio for all to enjoy and you can reserve it for a private party.
 
There is also a pool and the east side of the building providing sun during the day and shade in the afternoons.

Executive Towers - Al Beadle Architect

 
 In 1964, Al Beadle famed local architect, built the Executive Towers.  The original plan called for two towers but there was a recession that prevented the second tower from being built.  With the 50th aniversary comming next year, the community has been upgrading the building and put in a new pool and pool area landscaping but keeping the original design ideas.  Walking in the front door is like taking a step back in time.  The Front Desk is staffed 24 hours a day for security and residents convinence.  Many units have been remodeled and upgraded over the years and some are still very original.  If you like the Mid Century Modern and the original kitchen appliances, you'll find them here.

Tapestry on Central, Mid-Town Phoenix AZ

Mid-Town Phoenix is a great area with plenty of dining and entertainment.  Of course the Light Rail goes right down Central Ave and at the Encanto Blvd stop is Tapestry on Central.  Tapestry is a large community with 3 buildings each 7 stories.  The first two floors and the 6th and 7th floors are 2 story condos and the 3rd, 4th and 5th floor of each building are flats.  There are over 30 floor plans so they have almost every layout you could want.  There are 1, 2 and 3 bedroom units and many have dens.  All units have a gas fireplace and they have at least one balcony, many have two. 
 
Located on the east side of the Willow Historic District right on Central Ave.  Across the street is the Heard Museum and just a block north is the Historic Durant's Steak and Lobster restaurant and the contemporary Switch restaurant. 
 

The community has underground parking, lap pool, spa, workout room, community room and community BBQ's.  There are also elevators on each floor.  There is also a large community area in the middle of the complex with the pool/Spa area.  All condos over look the interior or views of the city, both are nice views.    Prices are moderate with one bedrooms starting in the low to mid $100's.  A 1900 sq ft condo with 2 bedrooms, 2 baths and a den is currently listed for just over $300k.

3rd Ave Palms, located just north of Osborn on 3rd Ave, is steps from the activity on Central Ave and the Light Rail. 3rd Avenue Palms was designed for comfort, convenience and value. St Croix Villa's in Downtown Phoenix

If you want to live in the heart of Downtown Phoenix, so you can walk 1 block to the Phoenix Farmers Market, or a block to Turf, an Irish Pub.  You'd also be within a block of Bread Fruit, a Jamacian restuarant.  Not to mention you can walk to the Roosevelt Row Arts District and all the sports venue's in Downtown.  Have you figured out that it's St Croix Villa's I'm talking about?  Yea, the title gave it away but that's OK.  This is a small gated community with a heated pool and work out room.  The grounds are well kept and they have 1, 2 and 3 bedroom units.  Many of the units have attached garages but some don't.  Built in the late 80's, some are a bit dated but clean a very livable.

Mirada CondominiumsThere’s a Mid-Century Modern community built in 1962 that was totally remodeled and now for sale for very reasonable prices.  The Mirada Condominiums have 1, 2 and 3 bedrooms and about 16 units and has two pools.  Most units have windows that over look one pool or the other. 

These units have been totally redone with travertine tile everywhere except the bedrooms, slab granite counter tops in the kitchen and baths.  Nice upgraded cabinets all the appliances.  Each unit also has a private balcony or patio.  First floor units have larger patios and some second floor units have views.

Esplanade Place High Rise in the Biltmore Area

Esplanade Place is one of the nicest condominium high rises in the valley and it's located in the Biltmore Area at the Esplanade Complex at 24th Street and Camelback Road. One of the first real luxury high rise condos built in Phoenix in years, it was built in 2003 before the real estate boom. Prices did get very high, like everything else in town, but they are back down. Recently, one on the 7th floor sold for $690,000 and has over 2400 square feet.

The community has a beautiful entrance with concierge and a security elevator that only allows you to go to your floor.

The pool is located on the roof top with phenomenal views of the valley.

Each unit has large windows with great views in every direction.  It really doesn’t matter which way you face, you’ll always have great views.

You can enjoy stepping out the front door and having Biltmore Fashion Park across the street as well and many fine dining places and an AMC movie theater.

3rd Ave Palms in MidTown Phoenix

The 3rd Ave Palms has been a favorite of mine for a while.  Located just North of Osborn and a few blocks from the Osborn Light Rail Station, it's a great location in MidTown Phoenix to get anywhere.  There are 1, 2 and 3 bedroom units and a floor plan that has 2 bedrooms and a loft area that can easily be used as a TV room or a den.  Many of the floor plans have open floor plans with great room set ups.  Each unit has a private 1 car garage and most have direct access to the garage.  The community is gated and has a nice pool area with a spa and BBQ grill.  From the location, you can walk to many restaurants and of course the Light Rail to get you Downtown to the Entertainment District.  If you want more information, check out my website or email me.

Artisan Village in Downtown Phoenix

 Artisan Village is a great condo community is the Roosevelt Arts District in Downtown Phoenix.  The community is very dog friendly with no restrictions on the size or bread of your dog but you can only have two.  There is also a private community Dog Park and greenbelt space to exercise your pet in the community.  Every unit has a 2 car garage and units are 2 and 3 bedrooms.
