It's really nice when you've helped someone find a great home and they appreciate it enough to write a review.

New home construction expected to increase in 2013
2012 saw 11,615 new homes started and built in Metro Phoenix, that's more than any year since 2007. Analysts believe we could see 16,000 homes built this year.
That's no where near the boom of 2005 and 2006 when 60,000 homes where built in each year. No one really wants to see that happen again.
I like to think the public is wiser and won't let that happen again.
There are some new condominiums being built, Portland 2. These conominums located in downtown Phoenix, are the only ones currently being built south of I-10.
There are still many homes on the resale market and they are selling fast. There are currently about 150 homes and condos on the market in the Downtown and Mid Town area of Phoenix.

Young Amreicans still want to buy homes after the Housing buble and burst
I've heard through the grapevine that many people around the country, including the young adults, have been deterred from buying a home after the bubble and the burst.
Speaking for my business, I still have many young adults and first time home buyers purchasing homes. Not to mention empty nesters and retires buying homes in the urban area.
According to Kristena Hansen of the Phoenix Business Journal, that's not really the case. Kristena said 75% of Americans between 18 and 35 still believe owning a home is the right thing for them to do and many feel they are better prepared because of leasons learned from the recent boom and bust.
See the whole story here.

The Willo Historic District is one of the larger districts in Phoenix and one of the most desirable.
Located in Mid Town primarily between Thomas Rd and McDowell Rd, 7th Ave and Central Ave.
There are many styles of homes including Early Ranch , Tudor Revival and Spanish Revival.
Most of the nieghborhood was built in the 1920's and 1930's for the middle class families. This created larger homes then in other historic districts with many having 3 bedrooms and 2 bathrooms. Values currently range from the mid $100's to the mid $500's.
Willo as well as many other historic districts in Metro Phoenix do have annual home tours where they will open 15 or so homes that you can tour and see some wonderful historic homes and some have been updated nicely with more contemporary kitchens and baths.

Portland II in Roosevelt Row Arts District

If you're thinking you'd like to live in the Roosevelt Row Arts District, check out Portland II. They were originally started a few years ago and the economy stalled the project but didn't kill it. The are 4 new condos that are up and as of this writing, 2 are occupied. There are 5 more under construction and about 10 more in various stages of breaking ground.
Portland II is located just off 7th Street and Roosevelt. Just a block from the First Friday Art Walk and walking distance to everything in Downtown Phoenix including the Light Rail.
The standard features are all upgrades over what you may be use to seeing so very few are needed when you go to the design center. Granite counters, upgraded cabinets, wood floors and tile. All kitchens have undermount sinks and tiled back splashes.
Each unit have a great room floor plan on the living floor and some have options for the kitchen between the living room and dining room. Also, if you get into a contract for one soon enough, you can pick your own flooring, kitchen cabinets and a few other options.
Contact Chris today for a viewing. 602-224-0554

Architectural Styles of Phoenix Historic Districts
Have you ever wondered what a Tudor Revival is? Maybe the difference between a Craftsman Bungalow and a California Bungalow? Check out the new page I put on my Historic Districts of Phoenix of Architectural Styles of homes in the Phoenix Historic Districts so while looking at homes, you can educate yourself about what you're looking at. Older neighborhoods have been getting more and more popular in the last 20 years. Phoenix, being a relatively young city, doesn't have much built before 1900 and our historic districts are minimum. The residence are committed to preserve and restore the homes and are created new dynamic neighborhood with 1930's charm.
Modern neighborhoods with cookie cutter homes are attractive but lack the individual interests and personalities of the residence. Added to that is the expense and time-consuming commute and pollution causes many to reconsider the benefits of living close to the urban center which earlier in the city's history offered skilled craftsmanship and distinctive architectural styles that were abandoned years ago.
These neighborhoods and residence reflect individual interests and presonalities. Residence enjoy the history of Phoenix through expression in their homes. Many are remodeled interiors but the homes retains their original design and architecture. All you need is some 1930's cars on the street and you could step back in time on some streets. Enjoy the Historic Districts of Phoenix on www.AZNativeProperties.com then take a drive or join the district when they have their home tour and see the beauty inside the house.
