More Homes for sale in the Phoenix market

There are 40% more homes for sale in the Metro Phoenix market making it a better market for Buyer's than last year.  With interest rates still very low, Buyer's are coming back and still getting good deals.  Home values have increased in the last 18 months but prices have leveled out and don't appear to be going up very fast.

Arizonan's behind on Mortgage Payments dropped significantly.

Arizona seems to be beating out other states in our recovery from the Great Recession.  I've lived here all my life and although I'm not an economist, it always felt like the recessions in Arizona weren't as bad as other states.  That is until this latest housing bust.  But I've been feeling optimistic and it seems that optimism is paying off.  People late in making their house payments had dropped more in AZ than other states and our values are increasing at higher rates.  There's a lot of reason to be optimistic.  www.AZNativeProperties.com

Downtown Phoenix residential values are ahead of other areas.


Betty Reid from the Arizona Republic is reporting the residential market is up but the commercial market is lagging behind.  That's not unusual when we are coming out of a recession.  The Downtown Phoenix condo market is a bit ahead of other residential areas with the increased popularity of Downtown Phoenix. 

Roosevelt Row Arts District remains at the heart of the people desired to move to the inner city selling their home in the suburbs and buying a condo in Downtown Phoenix.

The Phoenix Historic Districts are a very nice combination of a suburban neighborhood and urban living.  Many family's are deciding to live in the Historic Districts of Phoenix so they can have the best of both worlds.

Is the housing market heading for another bubble?

Home prices have increased 8% in December 2012 compared to December of 2011.  Home sales have also increased over last year.  This is giving many the confidence to sell and move up before values get too high or interest rates go up. 

Investors continue to buy up distress properties in hopes of flipping them and making a big profit.  Many homes on the market are price high at first and then some have to reduce the price to get an offer.  On the other hand, properties that are priced right can go for over asking price when speculators feel the values are going up.

So, can we be headed for another bubble?  It's hard to say and although home prices are still very low compared to 2008 when they hit a peak, values are going up fast just like before.

"I would say we have a housing bubble again," said David Stockman, former director of the Office of Management and Budget under President Reagan, told Yahoo! Finance, who recently has been working in the private equity sector. "We don't have a real organic sustainable recovery because, in a world of medicated money by the central bank, things aren't what they appear to be. ... It's happening in the most speculative subprime markets, where massive amounts of 'fast money' is rolling in to buy, to rent, on a speculative basis for a quick trade. And as soon as they conclude prices have moved enough, they'll be gone as fast as they came."

Madison Place Townhomes

Madison Place started building again.  I don't have current prices but this community was started in 2008 just when the market started to crash.  The developer stopped building and reccently started up again. 

They have a great location just north of Camelback on 16th Street. 

They have 1 bedrooms + den and a 2 bedroom townhomes.  They have very nice standard features such as upgarded cabinets and granite counters, upgrade carpet and some wood floors.  Check out Madison Place on my website for some pictures and call me for more information.

 If you're lookin gto move Downtown but still want contemporary comforts like 3 bedrooms, 2.5 baths and a 2 car garage, you should consider Portland 2

US home values are up and AZ Values improve the most.


The housing market continues to improve nationwide although slowly.  In Arizona, the market is improving a little better than the rest of the country with 18% increase over last years values.  A big problem Metro Phoenix still has is there aren't many residential properties on the market and those that come on the market sell fast if they are priced right.  The low inventory helps increase values so investors and owner occupied buyers are snapping up properties quickly.

Another good thing is Short Sales are getting approvals faster than in the past.  Many are getting approved in 2 to 4 months compared with 4 to 8 months a few years ago.

Phoenix Towers, Midcentury modern condos


Walk into 1954 at the Phoenix Towers on Central Ave.  The first condo high rise in Midtown Phoenix and built as a Co-op community.  Developed by Phoenix developer Dell Webb, it attracted some of the elite of the City. Soon, Phoenix Towers HOA will be applying for historic designation and just completed $5 million renovation on common areas.
 
Many of the condos have original kitchens and bathrooms. Below are examples of two kitchens, one is remodeled to current styles and the other used the original cabinets but updated the counters and the appliances. That's a great way to keep the original character yet update it to more current styles.
The community also has a roof top patio for all to enjoy and you can reserve it for a private party.
 
There is also a pool and the east side of the building providing sun during the day and shade in the afternoons.

Executive Towers - Al Beadle Architect

 
 In 1964, Al Beadle famed local architect, built the Executive Towers.  The original plan called for two towers but there was a recession that prevented the second tower from being built.  With the 50th aniversary comming next year, the community has been upgrading the building and put in a new pool and pool area landscaping but keeping the original design ideas.  Walking in the front door is like taking a step back in time.  The Front Desk is staffed 24 hours a day for security and residents convinence.  Many units have been remodeled and upgraded over the years and some are still very original.  If you like the Mid Century Modern and the original kitchen appliances, you'll find them here.

Tapestry on Central, Mid-Town Phoenix AZ

Mid-Town Phoenix is a great area with plenty of dining and entertainment.  Of course the Light Rail goes right down Central Ave and at the Encanto Blvd stop is Tapestry on Central.  Tapestry is a large community with 3 buildings each 7 stories.  The first two floors and the 6th and 7th floors are 2 story condos and the 3rd, 4th and 5th floor of each building are flats.  There are over 30 floor plans so they have almost every layout you could want.  There are 1, 2 and 3 bedroom units and many have dens.  All units have a gas fireplace and they have at least one balcony, many have two. 
 
Located on the east side of the Willow Historic District right on Central Ave.  Across the street is the Heard Museum and just a block north is the Historic Durant's Steak and Lobster restaurant and the contemporary Switch restaurant. 
 

The community has underground parking, lap pool, spa, workout room, community room and community BBQ's.  There are also elevators on each floor.  There is also a large community area in the middle of the complex with the pool/Spa area.  All condos over look the interior or views of the city, both are nice views.    Prices are moderate with one bedrooms starting in the low to mid $100's.  A 1900 sq ft condo with 2 bedrooms, 2 baths and a den is currently listed for just over $300k.

Portland II in Roosevelt Row Arts District








If you're thinking you'd like to live in the Roosevelt Row Arts District, check out Portland II.  They were originally started a few years ago and the economy stalled the project but didn't kill it.  The are 4 new condos that are up and as of this writing, 2 are occupied.  There are 5 more under construction and about 10 more in various stages of breaking ground. 
 
Portland II is located just off 7th Street and Roosevelt.  Just a block from the First Friday Art Walk and walking distance to everything in Downtown Phoenix including the Light Rail.
 
The standard features are all upgrades over what you may be use to seeing so very few are needed when you go to the design center.  Granite counters, upgraded cabinets, wood floors and tile.  All kitchens have undermount sinks and tiled back splashes.

3rd Ave Palms, Mid-Town Phoenix

3rd Ave Palms, located just north of Osborn on 3rd Ave, is steps from the activity on Central Ave and the Light Rail. 3rd Avenue Palms was designed for comfort, convenience and value. Brick Commons - a great place in MidTown

 Brick Commons is a great Mid-Town Phoenix community with a lot of amenities and reasonable prices.  They have 1 and 2 bedroom units and some have garages.  The kitchens have nice layouts for entertaining or just cooking for yourself.  Some units have a 1 car garage and others have covered parking.  As you can see, there's a large pool area with spa and BBQ's.  The community also has a theater room, have friends over and watch your favorite movie.  The community room also has a pool table, a full kitchen and a workout room.  Prices are currently start just below $90k. for 1 bedrooms and $120k for 2 bedrooms.
