Resale home sales are up again for November.

Although this may be a slow recovery, we have momentum that is expected to stay with us in 2013.  Phoenix continues to be out front with values going up more than any other major metro area.

U.S. sales of previously occupied homes jumped to their highest level in three years last month, bolstered by steady job gains and record-low mortgage rates. The report was the latest sign of a sustained recovery in the housing market.
The National Association of Realtors said Thursday that sales rose 5.9 percent to a seasonally adjusted annual rate of 5.04 million in November. That’s up from 4.76 million in October.

Short Sales are selling more than Bank Owned Properties

Metro Phoenix's median home prices are up 5% in Otober

Don't look now but the median home values in Metro Phoenix are up again.  Existing home values have gone up to $157,000 from $150,000 acording to ASU's W.P. Carey School of Business.  Metro Phoenix’s median home price is up 34 percent from a year earlier.

Some key numbers and trends associated with the rise in home values in the Valley:
  • The number of houses for sale has increased 31 percent, to 12,500, during the past few months.
  • New-home sales have jumped 85 percent from last year.
  • The average price per square foot of all houses sold in October was 26 percent higher than in October 2011.
  • More regular homeowners are selling or at least putting their houses on the market.
  • About 76 percent of all houses for sale in the region are priced below $150,000.
  • Investors continue to purchase affordable houses in the area. Almost half of the homes bought for less than $150,000 were paid for with cash.
  • Foreclosure starts in October were down 41 percent from the same month in 2011. Foreclosures fell 15 percent.

Home prices gain the biggest percentage in over 2 years

CNN.com reported today that S&P/Case-Shiller index shows a 3.6% increase in home values nationwide from a year earlier in the third quarter.  This is the biggest jump in prices since teh 2nd quarter of 2010.

Across the U.S., prices increased in 18 of 20 cities. Phoenix prices jumped 20.4 percent over that stretch to lead all cities.

Home values not under distress are starting to go up in Phoenix.

As foreclosures and short sales decline, home values having been going up especially for those whose home was not threatened by disclosure.  These are good signs for the overall Metro Phoenix market is getting better a little faster than other areas around the country. 

Many have thought there is a shadow market of homes foreclosed on but not put on the market for sale.  I was one of those people last year and never really got proof if that was accuarate or not.  What I'm seeing today is a lot different.  Any residential property put on the market today at a reasonable price for it's location and condistion are selling within days on the market.  If a property is on the market more than 30 days, I'd ask why.  Sometimes just seeing the property will tell you.  One of the main reason I see is that the property needs a lot of work but is priced as if the work has been done.

Young Amreicans still want to buy homes after the Housing buble and burst

I've heard through the grapevine that many people around the country, including the young adults, have been deterred from buying a home after the bubble and the burst. 

Speaking for my business, I still have many young adults and first time home buyers purchasing homes.  Not to mention empty nesters and retires buying homes in the urban area. 

According to  of the Phoenix Business Journal, that's not really the case.  Kristena said 75% of Americans between 18 and 35 still believe owning a home is the right thing for them to do and many feel they are better prepared because of leasons learned from the recent boom and bust.

Downtown Phoenix Real Estate Market

As most have known for a few months, now is really a good time to buy. With values starting to go a little in the Metro Phoenix area and interest rates still really low, many people are out looking. The only problem left is we don't have enough properties on the market. A friend of mine told me he read somewhere there were only 10 condos or townhomes on the market in the Downtown area between McDowell and Jefferson and between the 7's ( 7th Street and 7th Ave). So I just did a query to see and as of today, there are only 15 condos or townhomes on the market in the same area.

As long as the prices and values stay where they are, I don't think the selection of homes is going to grow much. So we have to be on top of things to get you the right property.

US home values are up and AZ Values improve the most.


The housing market continues to improve nationwide although slowly.  In Arizona, the market is improving a little better than the rest of the country with 18% increase over last years values.  A big problem Metro Phoenix still has is there aren't many residential properties on the market and those that come on the market sell fast if they are priced right.  The low inventory helps increase values so investors and owner occupied buyers are snapping up properties quickly.

Another good thing is Short Sales are getting approvals faster than in the past.  Many are getting approved in 2 to 4 months compared with 4 to 8 months a few years ago.

Renaissance Park Condominiums

Renaissance Park Condos has been popular since it was built in 1988 because of it's great location to Downtown.  Located on the edge of downtown at 7th Street and Washington.

A Light Rail stop is only 3 blocks away and you can walk to just about everything Downtown. Of course the Ball Park and Basketball Arena are just across the street.

Regency House Condos, Phoenix AZ


When Regency House was built in 1964, it was "thee" address to have on North Central Ave.  Many of the cities elite moved in upon completion.  The architect was Geo. HS Schonberger and Regency House was the last of residential high rises to be built in the 1950's and 1960's.

Phoenix Towers, Midcentury modern condos


Walk into 1954 at the Phoenix Towers on Central Ave.  The first condo high rise in Midtown Phoenix and built as a Co-op community.  Developed by Phoenix developer Dell Webb, it attracted some of the elite of the City. Soon, Phoenix Towers HOA will be applying for historic designation and just completed $5 million renovation on common areas.
 
Many of the condos have original kitchens and bathrooms. Below are examples of two kitchens, one is remodeled to current styles and the other used the original cabinets but updated the counters and the appliances. That's a great way to keep the original character yet update it to more current styles.
The community also has a roof top patio for all to enjoy and you can reserve it for a private party.
 
There is also a pool and the east side of the building providing sun during the day and shade in the afternoons.

Willo Historic District

The Willo Historic District is one of the larger districts in Phoenix and one of the most desirable. 

Located in Mid Town primarily between Thomas Rd and McDowell Rd, 7th Ave and Central Ave.

There are many styles of homes including Early Ranch , Tudor Revival and Spanish Revival.

Most of the nieghborhood was built in the 1920's and 1930's for the middle class families.  This created larger homes then in other historic districts with many having 3 bedrooms and 2 bathrooms. Values currently range from the mid $100's to the mid $500's. 


Willo as well as many other historic districts in Metro Phoenix do have annual home tours where they will open 15 or so homes that you can tour and see some wonderful historic homes and some have been updated nicely with more contemporary kitchens and baths.
Once a neighborhood is designated historic the home owners must follow the rules of maintaining the historic significance of the home and the nieghborhood.  There are also matching grants the city gives out each year for homes that qualify. 
 
There are many historic districts in Phoenix with many styles of historic archtecture, square footage and price ranges.

Coronado Historic District

If you're looking for a historic home in Phoenix, you've realized we don't have a lot of them and most are in Central Phoenix and close to Downtown.  One of the more popular is the Coronado Historic District.  Coronado is located basically from McDowell on the south, Virgina on the north, 7th Street on the west and 14th Street on the east.  This area was originally built for the working class people of early Phoenix and has many homes of many different styles.

Many of the homes in Coronado have been remodeled and many are still very original.  So if you're looking for a 1940's original kitchen, you'll have a good chance of finding it here.  Most homes were originally 2 bedrooms and 1 baths with a fireplace for heat in the winter.  Some homes are still original and many have been added with an extra bedroom and/or bathroom.
